I’ve spent my career sharpening the instincts this business runs on: reading a building, reading a market, reading the person across the table from me.
Over 500 transactions in, that experience is still my biggest asset. When I’m working for you, I push hard for your interests. That’s the job.

Toronto condo inventory is deep enough that a buyer's best question is always the next one. A seller's best decision is always the one that protects the number they actually need. That's the work.

Deliberate, not volume-driven. Every unit. Every call.
Sixty-eight transactions in 2025 (over $100M in volume) came from doing five things well, over and over. Here's the longer version of how each one works.
01 · The first conversation
We find out if this is actually the right move for you.
The first call is thirty minutes. I ask what you're solving for: a growing family, a change of city, an estate sale, a portfolio decision. Then I tell you what the Toronto condo market can and can't do for that outcome this quarter.
Sometimes the honest answer is you shouldn't move yet. If that's the case I'll say so, and I'll tell you what would need to change for the answer to flip.
02 · Pricing
I read status certificates the way an accountant reads a tax return.
Before an offer (yours or a buyer's), I read the building's status certificate, reserve fund study, budget, and recent meeting minutes. I look for the patterns that don't show up in the feature sheet: delayed studies, rising fee schedules, special assessments hidden in operating costs, litigation disclosures.
On the sell side, I price to strategy, not to wish. Overpricing costs you more than underpricing does. We'll talk through both numbers before we pick one.
Pricing is a strategy, not an opinion. We'll decide together, but I'll tell you which number actually works.
03 · Search & marketing
Four hundred units walked in 18 months. That's where instincts come from.
For buyers: I know which buildings trade on view, which trade on floor plan, and which are priced on hope. Before you fall in love with a unit, you'll know which of those three you're dealing with.
For sellers: photography, staging, and the listing-week cadence matter more than most agents are willing to admit. The photographer I use is not the one the brokerage suggests. The staging choices are specific to the unit, not off a catalogue.
04 · Negotiation
Every clause costs someone something. I'll tell you what each one costs.
Deposit size, irrevocable period, conditions, inclusions, possession date. Each one moves the deal. On offer night, I don't read from a script; I run a specific plan we agreed on in advance, and I'll tell you when to hold and when to move.
For sellers, I stay on the file through the conditional period. Unconditional isn't the finish line. It's the last mile before close.
05 · Close and after
The last two weeks are where things break. I stay on the file.
Title, insurance, occupancy, HST rebates, TARION registrations on pre-con, utility transfers, PDI: the details that don't make it to the contract are the ones that cost sleep. I'll run the checklist with you. I'll be at your closing.
Then, most years, we're in touch again: about a friend, a referral, a question, a future move. Most of my year is spent with people I've already helped once.

I won't underprice your listing to generate an offer war.
It works on paper and fails in practice more often than the playbook admits. We'll price to a strategy, not to a trick, and I'll show you the math behind it.

I won't skip prep to get you to market faster.
A week of real preparation (photography, staging, copy, routing) pays for itself many times over in the first seven days of exposure. If we're in a rush, I'll tell you what the rush is costing you.

I won't talk you into a unit I wouldn't buy with my own money.
If the reserve-fund study concerns me, if the building has a litigation disclosure I'm uneasy about, if the floor plan is a bet on renovation scope, I'll say so. You can still buy it, but you'll buy it knowing.

I won't disappear after listing.
You'll hear from me every Friday during the listing period with honest feedback, showing stats, and the adjustment (if any) I'd make the next week. Weekly, not when-I-get-around-to-it.

I won't describe a neighbourhood by the people who live there.
I describe buildings, price bands, amenities, transit, and the things that move prices. That's a legal position and a professional one. It also happens to be more useful to you than a demographic cliché.

I won't let a pre-con assignment close on a bad cert.
If the reserve study or budget on the completed building next door reads poorly, I'll tell you. Sometimes the best advice is to pay the deposit-release fee and walk.
