01 · Pricing
Comparable-driven rent, not aspiration.
I run the rental comps the same way I run a sales CMA: by building, floor band, exposure, and finish. Asking too high gets you days-on-market. Asking too low costs you a year of cash flow. The middle is the work.
02 · Qualification
Tenant screening that actually screens.
Credit, employment letters, references, and a conversation. I'll tell you who looks good on paper, who's a real risk, and which application is worth the trade-off when the market is thin.
03 · Lease
Drafting and negotiation through signing.
Standard Ontario Form 400 plus the schedule that protects you on parking, locker, utilities, building rules, and damage. I'll negotiate the asks that come back and flag what's not worth fighting.
04 · Turnover
Coordinated showings, clean handoff.
Photos, listing, showings on a schedule that doesn't rely on the existing tenant being a saint. Move-in and move-out documentation that makes deposit conversations short.

Landlord questions I get asked the most.
- One month's rent for a successful lease, paid on tenant possession. No retainer, no marketing add-ons.
- I handle the leasing transaction itself: pricing, marketing, screening, and lease execution. Day-to-day property management (rent collection, maintenance) is a separate service I can refer you into if you'd prefer not to handle it directly.
- Depends on the building, finish, and price. A well-priced one-bed in a popular building leases in 5–14 days. A unit that's overpriced or in a building with surplus inventory can sit for 30+. I'll set a realistic expectation up front, not after the listing has aged.
- Showings during a tenancy require notice and tenant cooperation under the RTA. I work within those rules and coordinate respectfully: that's how you end the current lease in good standing and get the next one signed cleanly.
